People associate burst pipes with freezing weather, but in Las Vegas we see them year-round. The causes are different from cold-climate bursts — and so are the prevention strategies. Here's what 20+ years of emergency calls has taught us.
The 5 main causes of Vegas burst pipes
1. Pipe age and corrosion
Most Vegas bursts happen in old galvanized steel or polybutylene pipes that have been corroding for decades. The pipe wall thins from inside out (or from external moisture), and eventually a weak spot fails catastrophically. We see this in homes built before 1995 most often.
Prevention: If your home has galvanized or polybutylene plumbing, plan a whole-house repipe before the system forces your hand. Average burst-related water damage claim: $8,000-$25,000.
2. Water hammer and pressure spikes
Las Vegas Valley Water District typically delivers water at 60-80 PSI. But when fast-closing valves (dishwasher, washing machine, ice maker) shut off, they create a momentary pressure spike that can hit 150+ PSI. Repeated spikes weaken fittings over years.
Prevention: Install water hammer arrestors at washing machines and ice makers. Have your home's incoming pressure tested — if it's over 80 PSI, install a pressure-reducing valve (PRV).
3. Freeze events
Vegas gets a few hard freezes per winter. Most homes are fine, but exposed pipes (outdoor hose bibs, garage piping, pipes in uninsulated attics) can freeze and burst. The frozen water expands, the pipe ruptures, and when it thaws — flood.
Prevention: When temperatures are forecast below 28°F, disconnect outdoor hoses, insulate outdoor faucets, let interior faucets drip slowly overnight, and keep cabinet doors open under sinks on exterior walls.
4. Physical damage
Sometimes a pipe bursts because someone hit it. Landscapers drive stakes into irrigation lines. Contractors drill into walls. Foundation movement shifts buried mainlines. We've seen all of it.
Prevention: Know where your buried lines run (we can locate them with electronic tracing). Mark them before digging. Be cautious about drilling into walls without knowing what's behind them.
5. Slab leaks that progress to bursts
A slow slab leak that's ignored can eventually erode the pipe to the point where it fails catastrophically. What started as a slow drip becomes a flood under your concrete.
Prevention: Watch for the slab leak warning signs. Fix small leaks before they become big ones.
If a pipe bursts RIGHT NOW
1. Shut off the main water valve. Usually in the front yard near the meter, or by the garage.
2. Move valuables off wet floors. Especially electronics.
3. Photograph the damage. Your insurance carrier will want documentation.
4. Call us at (702) 682-1626. Tell us what you're seeing and where. We'll prioritize the call and give you an honest ETA.
What burst pipe repair actually costs
- Single-spot accessible pipe repair: $350-$850
- After-hours emergency premium: +$100-$200
- Mainline burst repair: $650-$1,800
- Slab leak that became a burst: $1,200-$2,800
Water damage cleanup and restoration is separate and is typically handled by a water mitigation company (often dispatched by your insurance carrier).
The MOEN Smart Valve angle
One of the strongest arguments for a MOEN Smart Leak Valve is burst pipe protection. When a pipe bursts, the MOEN detects the sudden continuous flow within minutes and shuts off the water automatically. Damage that would have been $20,000 becomes $2,000 because the water stops in 5 minutes instead of 5 hours.
Insurance and burst pipes
Most homeowners' insurance covers sudden burst pipe damage. They generally DO NOT cover:
- Damage from a leak you knew about and ignored
- Damage from frozen pipes if you left the home unheated
- Pre-existing damage
- The cost of the pipe repair itself in some policies (only the water damage)

"The customers I feel worst for are the ones who left a known leak alone for months thinking it was no big deal. Then the pipe bursts at 3 AM and they're calling me with three inches of water in the master bedroom. If you have a slow leak, fix it before it fixes itself the hard way." — Matt, owner
Prevention summary
- Replace galvanized or polybutylene before it forces you to
- Test water pressure — install a PRV if over 80 PSI
- Install water hammer arrestors at washing machines and ice makers
- Insulate outdoor pipes and disconnect hoses in winter
- Fix small leaks before they become big ones
- Consider a MOEN Smart Valve for automatic shutoff
