Street pressure across much of the valley runs higher than the 80 psi your fixtures, water heater and appliances are rated for. The pressure regulator (PRV) on your main is what holds it back — and when it fails you get banging pipes, a dripping relief valve, blown supply lines and a water heater that doesn't last. We gauge your pressure, replace the regulator, swap the main shut-off if it's seized, and set it right.
A pressure-reducing valve sits on your main line just after the shut-off and knocks street pressure down to a safe level for the house. Vegas water is hard, so the valve's internal seat and diaphragm scale up and wear. Most regulators last 10 to 15 years; plenty of homes in the valley are still running on the original one.
When a PRV fails open, full street pressure hits every fixture: toilets run, the water heater's relief valve drips, washing-machine hoses and ice-maker lines burst, and pinhole leaks in copper get worse. When it fails closed, you get weak pressure and surging. Either way the fix is the same — a new regulator, set and tested.
While we're there we check the main shut-off. A seized or corroded gate valve that won't close is a problem the day you have a leak. We replace it with a quarter-turn ball valve so you can shut the house down in seconds. One trip, both done, pressure tested before we leave.

Banging or hammering pipes, a water heater relief valve that drips, toilets that run on their own, supply lines that burst, or pressure that surges then drops. A hose-bib gauge reading over 80 psi is the clearest sign.
Roughly 10 to 15 years in Las Vegas. Our hard water scales the valve internals, so they wear faster here than in most of the country.
Yes, and we usually recommend it. A seized gate valve won't help you the day a pipe lets go. We swap it for a quarter-turn ball valve in the same visit.
If the relief valve is dripping because of high incoming pressure, yes. We confirm with a gauge before replacing anything.
