Thermal Imaging vs Acoustic Detection: Which Do We Use When?

Thermal cameras and acoustic microphones both find hidden leaks. Each has strengths and weaknesses. Here's when we use one, the other, or both together.

The two most powerful tools in modern leak detection are FLIR thermal cameras and industrial acoustic microphones. They work on completely different physics, and each excels where the other falls short. Knowing when to use which one is half the job.

Acoustic: ears for hidden leaks

Acoustic detection listens for pressurized water escaping pipes. The leak makes a sound, professional ground microphones amplify it, and we triangulate to the source.

Acoustic strengths

  • Excellent for slab leaks (cold-side or hot-side)
  • Great for buried mainline service leaks
  • Works through concrete, asphalt, gravel
  • Locates within inches of the actual leak
  • Identifies leak type by sound signature

Acoustic weaknesses

  • Needs water under pressure (silent system = silent leak)
  • Misses very slow drips below audible threshold
  • Struggles with deep-buried pipes (4+ ft)
  • Affected by ambient noise (HVAC, traffic, appliances)

Thermal: eyes for invisible moisture

Thermal cameras (we use FLIR pro models) see infrared radiation — heat. Water that's leaking creates a temperature differential — usually cooler than the surrounding material, especially when the leak is fresh.

Thermal strengths

  • Excellent for hidden wall and ceiling leaks
  • Finds leaks behind tile, drywall, paint without cutting
  • Catches very slow drips that acoustic misses
  • Documents leak extent visually for insurance
  • Works for non-pressurized leaks (e.g., roof leaks dripping into walls)

Thermal weaknesses

  • Doesn't work through concrete (slabs reflect ambient heat too much)
  • Can give false positives from cold air drafts, AC ducts, etc.
  • Needs temperature differential — hot-water leaks are easier to see than cold
  • Limited range — typically works within 10-15 feet

Quick decision rule

Slab leak suspect? Acoustic primary, electronic line tracing secondary.

Wall or ceiling leak? Thermal primary, moisture meter to confirm.

Mainline service leak? Acoustic.

Mystery leak in finished space? Thermal to narrow down, acoustic to pinpoint.

Real examples from Vegas jobs

Example 1: Slab leak (acoustic only)

Customer in Summerlin had a warm spot on the floor and a $300 water bill spike. Thermal would have shown the warm spot — but we already KNEW the warm spot. The question was where the actual leak was IN the line, not just where heat was migrating to. Acoustic pinpointed it 14 inches off from the visible warm spot. Single-spot repair, done in 4 hours.

Example 2: Hidden ceiling leak (thermal primary)

Customer in Henderson had a brown stain on the ceiling. We could see WHERE the drip was emerging but not where the leak originated. Thermal scan of the second-floor bathroom above showed a temperature anomaly under a tile — the leak was actually 8 feet from where the ceiling stain showed up. Acoustic on a non-pressurized drip wouldn't have helped. Thermal nailed it.

Example 3: Combined (both methods)

Customer in Anthem had high water bills and a slight soft spot near a baseboard. Thermal showed cool moisture along the wall but not the source. Acoustic confirmed a slab leak running parallel to the wall, about 18 inches in from the perimeter. Each method on its own would have given partial info — together we found it exactly.

What we bring to every detection job

For a typical leak detection visit, we bring:

  • Ground microphones (acoustic)
  • Pipe contact microphones
  • Electronic line tracer
  • FLIR thermal camera (pro model)
  • Moisture meters (pin and pinless)
  • Pressure gauges and test fittings
  • Inspection cameras for visible inspection

We pick which to use based on the symptoms. For unclear cases, we start with the lowest-cost diagnostic (pressure isolation) and work up.

What both methods CANNOT do

Neither thermal nor acoustic can see THROUGH lead-lined walls, dense metal shielding, or some very old construction with multiple unusual layers. They also can't locate leaks in pipes that aren't currently leaking — if the leak intermittent or has stopped, we may not detect it. In rare cases, we do a soak test (pressurize the system, watch for the leak to start) before deploying detection.
