Commercial Leak Detection: Hotels, HOAs, and Casinos in Las Vegas

Commercial leak detection in Vegas is a different game. Bigger lines, live operations, multi-floor complexity. Here's how we handle hotels, casinos, HOAs, and large facilities.

Commercial Leak Detection: Hotels, HOAs, and Casinos in Las Vegas

When most people think "leak detection," they think residential. But the most expensive — and most rewarding — leak detection happens in commercial properties. Hotels with 1,500 rooms. HOAs with shared mainlines feeding hundreds of homes. Casino chiller loops moving thousands of gallons per minute. Each has unique challenges.

Why commercial is different

Bigger consequences

A residential slab leak costs $5,000-$15,000 in damage. A commercial leak in a hotel can cost $100,000+ in displaced guests, refunded rooms, and remediation. The stakes change everything about scheduling and approach.

Live operations

You can't shut a hotel's water off mid-day. You can't tell a casino to close for two hours. Commercial leak detection has to work AROUND operations — early morning, late evening, weekends, holiday lows.

Multi-floor complexity

Water from a leak on floor 10 might show up as a stain on floor 6. In a 30-story tower, tracing back to the source requires methodical work through each floor.

Shared meters and multi-tenant disputes

Apartment complexes and strip malls often have shared water meters. When one tenant has a leak, the whole building's bill goes up. Diplomacy and documentation matter as much as detection.

HOA leak detection

HOAs in Vegas have unique infrastructure: shared mainlines feeding community pools, common-area irrigation, fire suppression systems, and sometimes individual home water service.

Common HOA issues we handle

  • Shared mainline failures affecting multiple homes
  • Common-area irrigation cracks driving up HOA water budget
  • Community pool plumbing leaks
  • Backflow preventer failures
  • Fire suppression mainline issues
  • Individual unit leaks affecting common bill

How we work with HOA boards

  • Detailed written reports for board records
  • Coordination with property management companies
  • Documentation suitable for insurance claims
  • Cost estimates broken down by issue/responsibility
  • Diplomatic resident communication when individual homes are involved

Hotel and casino leak detection

Multi-floor leak tracing

Water travels through plumbing risers. A leak on floor 8 can appear on floor 3 if the water finds a path. We trace methodically:

  1. Identify symptoms — where is water showing up?
  2. Map the risers serving that area
  3. Isolate floor-by-floor with valves
  4. Pressure test each isolated section
  5. Find the leaking section
  6. Pinpoint with acoustic + thermal as needed

HVAC chiller line failures

Hotels and casinos use large chilled-water loops for AC. When these leak, you don't always get water symptoms — sometimes the first sign is reduced cooling capacity. We handle chiller line detection with the same equipment we use for water mainlines, plus specialized chilled-water-specific gear.

Guest room leaks

The classic hotel leak situation: water dripping from the ceiling in room 412, source unknown. We can work in occupied rooms with minimal disruption — usually 30-90 minute access windows are enough for detection.

Scheduling around operations

Most hotel work happens:

  • 3 AM - 6 AM (lowest occupancy hours)
  • 10 AM - 2 PM (after check-out, before check-in)
  • Weekday afternoons in slower seasons

We adjust to your operations, not the other way around.

Apartment complex leak detection

The shared meter problem

Many older Vegas apartment complexes have shared water meters across multiple units. When the water bill jumps, the property manager can't tell which unit is the cause. We help by:

  • Pressure isolating to identify which line is leaking
  • Diagnosing slab leaks vs irrigation vs individual fixture issues
  • Working with property management and individual tenants diplomatically
  • Providing documentation for tenant chargeback or repair decisions

Common apartment leak types

  • Single-unit slab leak driving up complex-wide bill
  • Failed water heater in laundry room
  • Underground mainline failure between buildings
  • Pool/spa leak (in complexes with community amenities)
  • Hose bib failures (often resident-caused)

Retail center and strip mall leak detection

Parking-lot underground

Buried lines under parking lots are the worst place to dig. We pinpoint these acoustically before opening anything. Saves the property thousands in asphalt patching costs.

Multi-tenant water systems

Most retail centers have a main service split into multiple tenant sub-meters. When the main has a leak, tenants get blamed for usage they didn't have. Pressure isolation reveals where the actual leak is.

Fire suppression mainlines

Required by code, fire suppression mainlines run throughout the property. When they leak, you might not notice until the next fire inspection. We coordinate with your fire-safety vendor for combined service.

Medical and dental office leak detection

Healthcare facilities have unique needs: sterilization rooms with critical water systems, vacuum and amalgam separators with their own plumbing, and patient privacy requirements during access.

We work with HIPAA awareness — staff coordination, discreet access protocols, after-hours scheduling when possible.

What it costs

  • Commercial leak detection (small property): $450-$800
  • Multi-floor leak tracing: $750-$1,800
  • HVAC chiller line detection: $600-$1,500
  • Fire suppression mainline detection: $600-$1,400
  • Full property water audit: $1,200-$3,500
  • After-hours premium: +$150-$350

Repair pricing varies by scope and is quoted on-site after assessment.

Why commercial properties choose us

Licensed and insured for commercial work (C1D #85162). Owner-driven scheduling — we don't farm jobs out. Detailed documentation for property management, board reports, and insurance. Same gear as the big national companies at significantly lower commercial rates.

Recent commercial jobs

  • Strip-area hotel chiller loop leak — pinpointed in 2 hours, replaced overnight
  • Sun City Summerlin shared HOA mainline — 12 homes affected, located and repaired same day
  • Off-strip casino HVAC return line failure — multi-floor trace, repair scheduled around event calendar
  • 24-unit apartment complex — shared bill spike traced to single-unit slab leak in 90 minutes
  • Strip mall parking-lot mainline — pinpointed without trenching entire lot
"Commercial work is where the experience really pays off. You can't trial-and-error a leak detection job in an active hotel. You need to know what you're doing the first time, do it fast, and document it well. That's what we deliver." — Matt, owner
